Renovation and fit-out of three floors totaling 30,000 square feet in a 17 story former manufacturing building located in Manhattan’s Tribeca neighborhood.
Our client partnered with biolabs to build a biotech co-working facility in Manhattan to attract the best companies in early-stage life sciences. The space, located in a former 17-story manufacturing building is approximately 30,000 GSF and was developed in space formerly occupied by one of the first biotech start-up in NYC, Imclone. While the space was already built as laboratory space, it required substantial retrofit intervention to meet code and functional requirements for the intended use. The space is located on three floors, one floor being dedicated to wet lab work, with the offices, computational space, and meeting/collaboration spaces being located on two other floors. The floors are connected thru an interior stair.
The incubator labs created “a unique biotech co-working facility in Manhattan to attract the best companies in early-stage life sciences”. The space “provides an engaging, collaborative space, top-of-the-line research equipment, business support, and acceleration programming to help startup companies reach their millstones faster”.1
This project is an example of one of the first innovative re-use of a former manufacturing building in lower Manhattan for life sciences use.
