Highlights
The 16-story, out-of-the-ground, 365,000 GSF state-of-the-art Biomedical Research Building is located in Manhattan on 30th Street between First Avenue and the FDR Service Road. The Science Building focuses on medical research in areas such as neuroscience, genetics and medicine. When fully occupied will house up to 700 researchers organized on ten floors of open and adaptable laboratory research space. A large 10,000+ cage barrier vivarium and core facilities occupy additional floors in the building. The Ground and First floors serve as public spaces for the entire NYU Health community and include a café and café bar, auditorium and conference center, open courtyard and accessible terraces.
The building’s exterior is composed of a glass curtain wall, precast brick panels, and granite base. The interior design elements feature stone, glass, and wood paneling. The building achieved LEED Platinum certification.
In addition, the building was designed to mitigate future campus flooding through the installation of flood walls and barriers that meet and surpass current NYC and FEMA guidelines. The building is 100% on emergency power (generators) and will provide back-up emergency power to support not only this building but other critical buildings on the campus.
Initiated in 2009 with a ULURP/BSA approval process, construction began in 2010 with the clearing of several existing buildings which included several preceding make ready projects.
As part of this program LPE managed with several other ancillary projects located adjacent to the Science Building: Renovation of the Alumni Courtyard, Smilow Building flood mitigation, and 30th Street improvements.
LPE’s involvement commenced at project inception/feasibility and continues through closeout. We managed the consultant team; oversaw the development of the project construction documents, budget, schedule, and construction; Managed compliance with Empire State Development, NYSERDA, FEMA, donor, and NIH construction grants. LPE administered the bidding, negotiation, and preparation/award of all contracts including A/E. Our team was responsible for all construction related aspects of the project, including CM selection, sub-contractor procurement review, negotiation and award. LPE oversaw full building commissioning; maintained compliance with OCIP Insurance program and prepared and maintained cost reporting/forecasting and budgets. We continue to oversee the regulatory approval and closeout process.
